From the subfloor that we could sight, there are in part tantalised pile foundations. Cladding is painted timber weatherboard, wooden joinery and a Colour steel roof. The dwelling has been lined with gypsum board and in part would appear to have a timber floor and part concrete. There are solid timber internal doors and decorative cornice to the ceiling. 10mm copper piping runs throughout the house for plumbing.

water supply.

Consists of two large concrete tanks which store water from roof catchment plus there is a large plastic tank for which water is pumped from the stream to it and is used for garden purposes. Beside the garage there is a small plastic tank and there is stock trough to the paddocks.

This is Rural Papakura (Hill Subdivision Area) under the Papakura District Council’s Operative Plan now being administered by Auckland Council. Permitted Activities include farming, horticulture, afforestation etc. No further subdivision of the subject property can be carried out as of right.

Under Proposed Plan Change 13 the property is shown as Hunua Hills Zone. Subdivision is limited but allows for Riparian Lot Subdivision and Natural Feature Protection Lot Subdivision both of which are a Discretionary Activity.
